We service condo, townhome, and homeowner associations, and oversee all aspects of community management.<br><br><strong>What We Offer<br><br></strong><ul><li>Compensation range of $65,000 - $75,000</li><li>Monthly cell phone stipend</li><li>Flexible hybrid schedule</li><li>Medical/Dental/Vision insurance</li><li>Front loaded PTO</li><li>401k - Company match up to 4%</li><li>Long and short term disability at no cost to employee<br><br></li></ul><strong>What You’ll Do<br><br></strong><ul><li>Oversee a portfolio of condominium/homeowners associations in the suburbs.</li><li>Day-to-day implementation of procedures and programs for each Association that will ensure a well-managed and maintained property. </li><li>Conduct daily operations including regular interaction with Board of Directors, homeowners, and vendors.</li><li>Compose and update a preventative maintenance plan for each property under management - oversee the execution of the plan.</li><li>Respond to customer inquiries and issues with the assistance of our support staff.</li><li>Meet with contractors to solicit bids or perform work at properties as needed.</li><li>Build lasting professional relationships with vendors and negotiate vendor contracts for property services in accordance with the management agreement.</li><li>Perform monthly walk-throughs of the properties to identify maintenance needs, violations, or aesthetic issues.</li><li>Organize agenda and run Owner and Board meetings. On average, there are 4x Board meetings per year that take place in the evening.</li><li>Provide insight on financial matters to the Board of Directors including budget preparation, bills, invoice approvals, etc.</li><li>Provide fiscal management, including, but not limited to reviewing and approving invoices, coordinating tax preparation and reserve study updates, and reviewing completed financial statements for accuracy prior to distributing to the Board.<br><br></li></ul><strong>What You’ll Need<br><br></strong><ul><li>Active Illinois State Community Association Management license (CAM)</li><li>At least 3 years of experience as a Community Association Manager for associations larger than 40 units. </li><li>Experience understanding and explaining association’s finances to Board members and owners along with the ability to construct an association’s budget, put together special assessments, and guide the association with valuable financial advice.</li><li>Valid Driver’s License</li><li>Experience with Google Workspace (Gmail, Sheets, Docs, Drive, etc.)</li><li>Advanced communication skills</li><li>Ability to plan ahead and consistently meet deadlines<br><br></li></ul><strong>About Westward360<br><br></strong>Westward360 is dedicated to providing exceptional community management, rental management and brokerage services.
